Tulum Coin (TLMC) is an innovative investment opportunity designed to capitalize on the rapid growth of Tulum as a major tourist destination. By acquiring boutique hotels on the Mayan Riviera and offering secured loans to property-owning corporations.

Acquire boutique hotels on the Mayan Riviera that have 10 - 30 rooms.
Loan up to 50% of the liquidation value to the Corporations, as a secured lien, that own the real estate properties.
The hotels will use our services including booking, food, cleaning, and maintenance.
If the hotels default on the loan, the token assumes ownership of operations.
Loans will be a 10 - 20 year agreement.
Investors will receive the cash flow of these properties, averaging 6% to 8% per year, cash on cash return, and the appreciation in the property on a pro-rata basis.

Token Returns

Quarterly Returns

Token Holders will receive a fixed return from the rents paid to the property. These will be paid to the Holder on a quarterly basis.

Distributions

Additionally the Holder will receive any distributions from property liquidations that are not reinvested into other properties.

Annual Returns

Total annualized returns, combining annual cash flow plus property appreciation, is expected to be between 18% to 22%.

Our Offering

TLMC allows investors to allocate funds directly to a Mexican Holding Company through an asset-backed token. This Company will issue MXN $ secured loans to purchase stock in the corporations that own the properties. Then a local management company will collect the cash flow (rent), manage the property, and give the local funds to the Mexican Holding Company which then will be converted to Euros and deposited into their account.

All property management will be contracted to be run by a local affiliated vendor that will insure that the investment receives the contracted payments first. Additionally, all food and beverage, booking and other services will be required by the lender to be contracted to affiliated service providers to insure smooth operations at each location. This requirement will also be necessary as in the unfortunate event of property take over, the operations will continue without fault.
